The Manager's Notes

The purpose of this page is to inform homeowners of start up dates for various capital improvement programs, along with subsequent updates. Announcements regarding waterline repairs and shutoff dates and times for it will be posted. This is another means to notify homeowners of any other type emergency occurrence that may interrupt daily services.

2010 PAINT PROGRAM:

Painting of the back sides and end gables of the buildings roofed in 2010 is complete at buildings 9, 22, 25, 27, 29 and 37 on the west side of the property.  East side buildings will be announced later.

2010 CARPORT/SHED PROGRAM:

The 2010 Carport/Shed Program is complete at buildings #31,  #32, #34 and #36.  Buildings 33, 35 & 37 will be targeted for demolition on August 23rd and 30th and completion about mid September.   Home-owners and Residents need to remove all personal property from their carport sheds by the weekend of August 22nd.   We ask that during the day you park you cars in the visitor parking areas or on Misty Meadow.  You can park in your carport at night and on the weekends. Thank you for your cooperation.

Keys can be picked up at the office for the storage sheds on buildings 31, 32, 34, 36, 58, 59, 97 and 98.

NOTE - IF YOU HAVE A NEW CARPORT SHED AND HAVE NOT RECEIVED KEYS FOR THE DOOR, PLEASE CONTACT THE OFFICE AS WE STILL HAVE SOME KEYS FOR THE 2006, 2007,  2008, 2009 and 2010 PROGRAMS.


2010 ROOF AND GUTTER PROGRAM:

The 2010 Roof and Gutter Program has been completed at  buildings 9, 22, 25, 27, 29 and 37.  Work on buildings 43, 52, 54, 56, 61, 65, 70, 81, 89, 90 and 96 will begin later in the year.  

DRAINAGE & SIDEWALK PROJECT:
MCTA is ready to undertake the task of reconfiguring soil contours, sidewalks and drains in the court yards at buildings seventy-five and eighty-one (14345 thru 14381 Still Meadow) to eliminate possible water intrusion at the foundation level of several townhouse units.

The scope of the project will entail the removal of several trees, most of the present landscaping, and sidewalks; re-grading of the soil to allow for a minimum of three inches of foundation exposure along the entire length of each building, reworking of current storm drain lines and installation of some new ones; and installation of new side walks and landscaping.

 

Plans for starting the project is slated for late September and will require about six to eight weeks for completion.  Removal of trees and shrubbery could start sooner.

 

Trees scheduled for removal are located at 14361-14363 SM (2 large Ash) and at 14373 SM (1 large Oak).   Root structure around these trees is elevated in such away that it will interfere with the soil removal needed to accomplish the desired drainage and the ultimate goal of this project.

 

Homeowners that have special plants they have planted along with other potted plants, stands, and etc. may want to begin moving these items to their patios or carports.  Larger plants to be saved will be tagged, removed and bedded in a corner of the courtyard until we are ready to replant them.
